PROJECT DESCRIPTION

Alteration works to the existing Plant Store, Office and Robotics Laboratory to create the new G.08 Laser Laboratory. Works include strip-out, service removals, partition and doorway alterations, structural supports, new finishes, laboratory furniture, and full M&E installations including compressed gas systems, plus external gas bottle storage areas with concrete bases and metal cages.

The project involves the alteration and refurbishment of the existing Plant Store, Office and Robotics Laboratory areas to create the new G.08 Laser Laboratory. Works include the full strip-out and removal of existing floor, wall and ceiling finishes, along with the disconnection and removal of existing mechanical and electrical services. Internal alterations comprise the removal of non-loadbearing partitions, formation of new single and double door openings within existing loadbearing walls, and installation of a Unistrut support system fixed to the soffit of the existing reinforced concrete upper floor structure. 

New partitions were installed within existing window openings and for pipe boxing. The project also includes new floor, wall and ceiling finishes, installation of laboratory furniture and equipment, and complete new mechanical and electrical services installations, including compressed gas systems. External works include the formation of flammable and non-flammable bottled gas storage areas with precast concrete slab bases and secure metal cage enclosures.

KEY CHALLENGES

Key challenges for the project included carrying out the works within a live university environment while maintaining safe access for staff, students and surrounding departments. During our works, the university had exams taking place which made it was important to keep noisy works to a minimum. Careful management of noise, dust and vibrations were required to minimise disruption to adjacent occupied areas throughout the programme. 

The project was also delivered within a tight timescale, requiring close coordination between multiple trades, specialist laboratory installers and mechanical and electrical subcontractors. Additional challenges included coordinating complex service installations, particularly the compressed gas systems, within restricted existing ceiling and service zones. Deliveries, storage of materials and waste management also required careful control due to limited site access and ongoing campus operations.

ADDED VALUE

We worked closely with the Design Team and the client to keep the project on programme, while also staying in regular contact with end users to minimise disruption and keep things running smoothly. Our experience of working with Heriot Watt and in live environments really helped, as we were able to plan the works carefully, keep communication clear, and put the right measures in place. This meant the project was delivered without issues and with full consideration of the university’s day-to-day activities.

Design suggestions were discussed with the project team and university project manager in relation to the differing floor levels between the two rooms. We proposed solutions that would benefit the end user while also minimising any potential delays to the project programme.
